Documents you Need to Buy a Property and Why you Need them

When you are buying a property, it is worth ensuring that you also have all the documents that you need in order to make sure that the purchase progresses smoothly and that there is less chance of a delay happening which can be very frustrating.

Due to the fact that the UK property market has been used by criminals to launder money, there are now tighter checks to help prevent money laundering from going on and this includes when you buy a property. This is known as an AML ID check and you will be required to provide documents that state who you are and your address (utility bills, passport and driving licence), as well as documents that prove where you are getting the funds from to be able to buy the property. This could be a confirmation of a financial gift or inheritance; bank statements and a mortgage offer for example.

Your ID is also required as the Land Registry will need your solicitor to confirm your identity before they will register a property in your name, so ensuring that you have everything you need before you begin will make the process much quicker and easier.
